Case Study: Tile Roof Underlay Replacement with Upgraded Membrane System

Location: KwaZulu-Natal

Project: Residential Tile Roof Renovation

Issue: Deteriorating Non-UV-Stabilised Underlay

Overview:

Musgrave Centre, a major commercial and retail complex in Durban, was experiencing persistent water leaks through its rooftop parking deck expansion joints. During heavy rain, water penetration at these critical structural seams posed a risk to the underlying infrastructure and impacted the lower levels of the facility.

Problem Diagnosis:

The original expansion joint sealing had deteriorated over time and was no longer effective. Leaks were occurring at multiple transition points—particularly where vehicular traffic added additional strain. A durable, traffic-compatible solution was essential to both seal the joints and withstand the physical wear of a high-traffic parking environment.

Solution Implementation:

We removed the old underlay system and installed a modern under-tile membrane with sponge insulation. This new system is four times stronger in load capacity, offers significantly improved UV stability, and delivers long-term durability. The installation was carried out with precision, ensuring structural integrity and weatherproofing throughout.

Outcome:

The new underlay system now provides superior protection against moisture and UV degradation. Backed by a 10-year guarantee and an expected lifespan of 20+ years, this upgrade offers peace of mind to the homeowner while enhancing the overall roof performance.

This project demonstrates our commitment to delivering long-term value and protection through the latest roofing technology. For homeowners facing aged or worn tile roof systems, an underlay replacement is a smart investment in both safety and property value.
